About

Specialists, not
a general trade

Sealant is all we do. That focus is the reason our beads look the way they do, and the reason we can price work accurately rather than padding it.

Zenith Sealants was set up in Bristol to do one job properly: applying sealant to a standard that holds up.

Sealant is usually the last line item on a schedule and the first thing to get squeezed. It gets handed to whoever is free, applied over the top of whatever was there before, and then it splits, discolours or peels within a couple of seasons. We built the business around not doing that.

Today we work across the South West for main contractors, developers, shopfitters, facilities teams and private clients, from internal sealing packages on new build plots to fire-rated compartmentation, curtain walling weather seals and structural movement joints.

We’re equally happy on a single domestic bathroom. The difference between a five-metre job and a five-thousand-metre one is the scale, not the standard.

How we operate

Three rules we don't bend

01

Do the preparation

Most sealant failure is a preparation failure. We'd rather spend the extra hour cutting out and cleaning than come back in eighteen months.

02

Say what's true

If a joint needs a different fix, or the real problem is ventilation rather than sealant, we'll tell you, even when it's a smaller invoice for us.

03

Turn up when we said

Programmes slip because trades don't show. We book what we can actually deliver and we keep you posted if anything moves.

FAQ

Questions, answered

Everything we get asked most often about products, timescales and pricing.

What is the difference between mastic, sealant and caulk?

In practice they describe the same trade. 'Caulk' usually means a paintable acrylic used internally on skirting and architrave; 'mastic' or 'sealant' generally means a flexible silicone, polyurethane or hybrid used where the joint has to move or keep water out. We select whichever system suits the joint, the substrate and the exposure.

How long should sealant last?

A correctly specified and correctly prepared external joint should give 15–25 years. Internal sanitary silicone in a well-ventilated bathroom typically gives 5–10. The overwhelming majority of early failures we are called out to are down to preparation or the wrong product, not the sealant itself.

Do you work in occupied buildings?

Regularly. Hotels, schools, hospitals and offices are often sealed in phases, out of hours or overnight so the building keeps running. Tell us the constraints and we will programme around them.

Can you remove the black mould around my bath?

Mould growing inside a silicone bead cannot be cleaned out because it is rooted in the sealant. The only lasting fix is full removal, thorough cleaning and drying of the substrate, then resealing with a fungicidal sanitary-grade silicone. We will also flag the ventilation or movement issue that caused it.

Do you price by the metre or by the day?

Both, depending on the job. Repeatable measured work such as plot packages, cladding runs and floor joints is usually priced per linear metre. Remedial, snagging and access-heavy work is generally day-rated. Either way you get a fixed written price before we start.

How much notice do you need?

Smaller domestic jobs can often be fitted in within a week or two. Larger packages we would rather book into the programme early. If you are up against a handover date, tell us and we will say honestly whether we can hit it.

Which areas do you cover?

Bristol and the surrounding South West as standard, including Bath, Somerset, Gloucestershire, Wiltshire and South Wales. We travel nationally for larger contracts and framework work.

Are you insured?

Yes. Public liability cover, CSCS-carded operatives and RAMS provided for every commercial project before we set foot on site. Certificates are available on request.
