Why Zenith

Anyone can run a bead.
Few run it right.

Sealant is a small line item that causes a disproportionate number of callbacks. Most of what we're asked to fix wasn't a bad product. It was a rushed joint. We work the other way round.

01

Preparation, not patching

Failed sealant comes out completely. Joints are cleaned back to sound substrate, dried and primed where the system calls for it. We never bead over someone else's problem.

02

The right system for the joint

Acrylic, silicone, polyurethane or hybrid, chosen for the movement, the substrate and the exposure, not for whatever happens to be on the van.

03

Fixed prices, no drift

A written quotation broken down by area before anything starts. If the scope changes you'll know before the work happens, not on the final invoice.

04

We leave it clean

Cut in straight against a clean edge, nothing smeared on the surrounding finish, and the area swept before we leave. Site managers notice, and so do homeowners.

The standard

A bead is either right
or it isn’t.
There is no nearly.

How it works

Five steps, no surprises

The same sequence whether it's one bathroom or four hundred plots.

  1. STEP 01

    Enquiry

Send drawings, a schedule or a few photos. We will tell you straight away whether it is a job for us and what it is likely to involve.

  2. STEP 02

    Survey & quote

Site visit where it is needed, then a written fixed-price quotation broken down by area, with no provisional sums hiding in the total.

  3. STEP 03

    Preparation

Old sealant removed in full, then joints cleaned, dried and primed. Preparation is where a bead's lifespan is decided.

  4. STEP 04

    Application

The specified system applied at the correct depth-to-width ratio and tooled in a single pass, cut in straight against a clean edge.

  5. STEP 05

    Sign-off

Walked with you before we leave. Photographs, product data sheets and certification issued for your O&M file where required.

Common questions

Things people ask

Straight answers on products, timescales and what actually makes a seal last.

What is the difference between mastic, sealant and caulk?

In practice they describe the same trade. 'Caulk' usually means a paintable acrylic used internally on skirting and architrave; 'mastic' or 'sealant' generally means a flexible silicone, polyurethane or hybrid used where the joint has to move or keep water out. We select whichever system suits the joint, the substrate and the exposure.

How long should sealant last?

A correctly specified and correctly prepared external joint should give 15–25 years. Internal sanitary silicone in a well-ventilated bathroom typically gives 5–10. The overwhelming majority of early failures we are called out to are down to preparation or the wrong product, not the sealant itself.

Do you work in occupied buildings?

Regularly. Hotels, schools, hospitals and offices are often sealed in phases, out of hours or overnight so the building keeps running. Tell us the constraints and we will programme around them.

Can you remove the black mould around my bath?

Mould growing inside a silicone bead cannot be cleaned out because it is rooted in the sealant. The only lasting fix is full removal, thorough cleaning and drying of the substrate, then resealing with a fungicidal sanitary-grade silicone. We will also flag the ventilation or movement issue that caused it.

Do you price by the metre or by the day?

Both, depending on the job. Repeatable measured work such as plot packages, cladding runs and floor joints is usually priced per linear metre. Remedial, snagging and access-heavy work is generally day-rated. Either way you get a fixed written price before we start.
